·         Rooms are reserved on a first-come-first-served basis.

·         Discounts available: Extended Stay (3 nights or more, 10% discount)

·         Accepted Payment Methods: Cash, Personal Checks, Traveler’s Checks, Visa, MasterCard, Discover, American Express, Paypal and Gift Certificates.

·         Check In time is anytime after 3:00 P.M. and Check Out time is by 11:00 A.M. , Central Time Zone.

·         Rates are based on double or single occupancy.  Children are welcome.  Children under the age of 12 may stay for no additional charges as long as the reserved room can provide ample overnight accommodations for the number of children.  Each additional Guest age 12 and above, add $15.

·         No minimum stay required.

·         Cancellation Policy: We require at least 7 days notice for cancellation or shortening of your stay. Cancellations received less than 7 days prior to your arrival date will result in a charge of fifty percent (50%) of the total reservation amount. Cancellations made 7 days or more prior to your arrival date will result in a full refund, less cancellation fee.  All cancellations are subject to a $25.00 handling fee.

·         We are a non-smoking facility. For the consideration and safety of our Guests we do not permit smoking, the use of candles or any open-flame product in the facility. Smoking is permitted only outdoors away from any non-smokers.

·         Sorry, we cannot accommodate pets.

·         Abundant parking is available for RV’s, travel trailers, boats, etc.

·         Guests with special dietary needs, please provide written notice to hostess prior to arrival or upon arrival.

·         Rates are subject to change without notice. Rates on confirmed reservations are guaranteed.

·         No illegal activity of any kind shall be conducted on the premises.

·         Guests are responsible for any and all personal belongings at all times during the stay here.  Hill & Valley Farms Bed & Breakfast is not and will not be responsible for any lost, stolen or misplaced items.

·         Guests are responsible for and shall incur the costs of any property repairs due to any negligence - accidental, intentional or otherwise -during the Guests’ stay here.

·         Hill & Valley Farms Bed & Breakfast reserves the right to lawfully refuse service to anyone.  Guests must comply with all federal, state, and local laws as well as the Hill & Valley Farms Bed & Breakfast rules and regulations.  If a guest does not comply with the above, the guest may be asked to leave the premises and / or be evicted.

·         Guests acknowledge that Hill & Valley Farms Bed & Breakfast, including the Gift Shop, is located on property owned by Wilson ’s Hill and Valley Farms, LLC.  Guests enter Hill & Valley Farms Bed & Breakfast, the Gift Shop, and all the property owned by Wilson ’s Hill and Valley Farms, LLC, at own risk and further acknowledge that Hill & Valley Farms Bed & Breakfast and Wilson ’s Hill and Valley Farms, LLC, are not responsible for any accidents or unlawful acts.

·         Hill & Valley Farms Bed & Breakfast does not discriminate based on federal fair housing laws which include:   race, color, national origin, religion, sex, familial status (including children under the age of 18 living with parents of legal custodians, pregnant women, and people securing custody of children under the age of 18), and handicap (disability).

·         The above applies to all Guests of Wilson’s Hill and Valley Farms, LLC, DBA Hill & Valley Farms Bed & Breakfast and any additional invitee(s) or person(s) affiliated with any Guest.
